A pro-active, inclusive architectural approach, creating new living accommodation by transforming the use of an existing building, which had been vacant and unused for several years. Architects Studio | dpsq & developer CCPM embraced Government Planning & Development Regulations (Amendment) S.I. No.30 2018 with a permitted change of use for residential purposes.

The project re-developed the existing premises, previously used for commercial purposes and considered ‘Exempted Development’ under the terms of required Planning Permission.

The regenerated scheme included a complete upgrade and re-modelling of the existing property with a new extension within the existing building footprint.  All works having been designed to ensure compliance in line with building control regulations.

The new accommodation delivers a number of One & Two Bedroom, self-contained apartments along with a contemporary studio.  The interiors have been creatively appointed and are well equipped with a high standard of bathroom & kitchen specification.

Residential access is via a rear private entrance, with the ground floor retaining its High Street, commercial | retail presence.

The building’s East facing façade has been carefully enhanced with re-pointed brickwork and its original features restored to maintain the character of the local street scape.  It’s aesthetic merit is also reflected in the considered use of reclaimed chimney pots, as planters within the residents hard-landscaped courtyard.

The innovative development has helped to breathe new life into the local community, with the attractive property reinvigorated, fully occupied and well located in South County Dublin, Ireland. 

It also facilitates much needed urban renewal in the Town Centre and is aligned with national government guidance & local authority commitment for the increased supply of housing.
